Plumbing maintenance Sydney

Planned and reactive plumbing maintenance for commercial premises, strata buildings and property managers across Sydney — attended, explained and documented.

Joel Polifroni attends and carries out the work himself, so you are dealing with the plumber who saw the problem rather than a report passed down a chain.

Planned maintenance

Recurring work on an agreed schedule

Planned maintenance is the work you already know is coming. Agreeing it in advance keeps the building out of emergency mode and makes budgeting far easier.

  • Scheduled attendance for recurring plumbing items agreed with you in advance
  • Drainage maintenance, including jetting and CCTV inspection of problem lines
  • Hot water plant checks, servicing and planned renewals
  • Backflow device testing on the interval that applies to the installation
  • TMV servicing and temperature testing where the building has them
  • Tap, fixture, cistern and valve programs across common areas and tenancies
  • Condition reporting so budgeting is based on what is actually installed

Reactive maintenance

Breakdowns and call-outs

Reactive work is what a building actually rings about. It is attended, made safe and explained, with anything outstanding written down.

  • Blocked sewer and stormwater drains
  • Burst pipes, failed flexible hoses and water damage make-safe
  • No hot water, leaking units and failed tempering or PTR valves
  • Leaking taps, cisterns, urinals and fixtures
  • Roof, box gutter and downpipe overflow investigation
  • Pump, pit and sump alarms and failures
  • Gas isolation and repairs by a licensed gasfitter

Property and strata maintenance

Buildings with owners, managers and tenants

Plumbing in a managed building is rarely just a plumbing problem. There is a lot owner, a committee or landlord, a manager coordinating it and an occupant living with it — and the plumbing work has to fit around all four.

Common building plumbing issues

Shared sewer and stormwater lines, stack blockages, common-property leaks, water ingress between levels, ageing hot water plant, water pressure complaints, failing pumps and pits, and taps and fixtures nearing the end of their life.

Documentation and reporting

Written findings on what was attended, what was found, what was done and what is still outstanding — including CCTV footage where a drain was inspected, and test records for backflow and TMV work — so committees and managers have something to act on.

Working with managers and tenants

Access is arranged through the manager, agent or building contact, occupants are told what is happening and what to expect, and shutdowns affecting more than one lot are coordinated rather than sprung on people.

Common property or lot owner?

A leak or blockage in a strata building often turns on where the defect actually sits. Investigating first — including CCTV where drainage is involved, and leak investigation where water is appearing with no obvious source — gives the committee or manager the facts before anyone commits to paying for the repair.

Leak investigation and reporting

How it works

From a phone call to a documented job

  1. 01

    You report it

One point of contact for reactive work — the job is logged with the address, the lot or tenancy and the access arrangements.

  2. 02

    We attend and make safe

Joel attends and carries out the work. Where something cannot be finished on the spot, the site is made safe and the next step is explained.

  3. 03

    You get it in writing

Findings and completed work are documented, with photos or CCTV footage where relevant, so an owner, committee or manager can see the reasoning.

  4. 04

    Recurring items get scheduled

Where a problem keeps coming back, it moves from reactive call-outs to a planned item on an agreed schedule.

Frequently asked questions

Maintenance questions

Do you do both planned and reactive maintenance?

Yes. Reactive work covers breakdowns and call-outs as they happen. Planned work covers recurring items — drainage, hot water plant, backflow and TMV testing, fixture programs — attended on a schedule agreed with you.

Do you work with strata and property managers?

Yes. Work is coordinated through the manager, agent or building contact, with access arranged ahead of time and occupants told what to expect.

What reporting do we get?

Written findings on what was attended, what was found and what remains outstanding, with photos or CCTV footage where a drain has been inspected, and test records where backflow or TMV work was carried out.

Who actually attends the site?

Joel Polifroni attends and carries out the work himself, so the person who saw the problem is the person explaining it to you.

Can a recurring problem be dealt with permanently?

Often yes. Where a drain keeps blocking or a fixture keeps failing, the cause is investigated — by CCTV for drainage — so you can decide between ongoing maintenance and a repair that removes the problem.
